Nishita and Image construction are same company with different names. The marketing team is very skill full team to convince customers but the backend team and finance management team is very greedy. Whatever commitment marketing teams give are never fulfilled by the Builder. They will never allow you to meet the builder.
They tempt customers with all false commitment and once you pay any amount you will be a victim for un-necessary tension. Following are scenarios and facts about Nishita
1. They will tell – Give us more cash we will give you better deals. Don’t go with it, Once you give the cash you will not get it back easily. You will be un-ncessary harassed.
2. If you go with property by budgeting base on their commitments, you are a fool. They don’t do what they commit. Amenities and time schedule all fraud. You may get slab wise payment sheet but those will be without dates. No schedule.
3. Most of the marketing people Shareef, Umash, Sanjay and all are not much qualified. They have developed good communication skills over period. You can always get N number of reason from them not fulfilling what they committed. They are very particular for money but not for the commitments.
4. Most of their projects are joint venture and you will never see the land owner even after registration. Then they always use this as an excuse of not progressing in constructions. That land owner put stay or he is not giving builder money to construct his share etc.
5. Only projects they have completed are either very small i.e 4 flats or they worked with some other build in partnership. Other all projects are progressing slowly because lack of money.
6. I also heard about them that they have taken advance amount from customers for flats in electronic city but in last year they have digged only few holes in the land. These people are very very slow and mismanaged. They will not let you know about who else purchased the flats else you will come to know the truth.
7. They are small builder and always construct on either disputed land or where there is no open space. They will show some false picture the road are in plan to get broader, some slums will clear out later, or BDA will acquire this land so and so.
8. The 10,000 rs as lawer fees that kiran mentioned above was eaten by Mahadev. He don’t give it to builder that’s why it was never returned.

My recommendation is not to get tempted by their low price good location unless you are ready to get mentally and financially harassed during the construction. Better to go with some big builder they charge high money may be 8-10 lakhs more but if you go with Nishita the cost will be come same at last with low resale value and you will suffer tensions that will affect your life.
